Background

The Department of Planning, Housing and Infrastructure is seeking community feedback on the proposed sale of Crown land located at the corner of Kings Road and Magpie Place in Ingleburn.

Crown Lands is considering the proposed sale of Crown land, being Lot 13 in Deposited Plan 816634, by direct negotiation to the adjoining freehold landholder.

A sale by direct negotiation means that the Department will negotiate exclusively with the adjoining landholder for the sale of the land as opposed to offering it for sale through a public competitive process.

The Department was approached by the adjoining landholder with a proposal to purchase the Crown land to provide access for a residential subdivision of their freehold land. The land proposed to be sold is currently occupied by the adjoining landholder under a Crown Lands tenure.

The Department has assessed the subject land and identified that it provides no current community benefit and has no known functional or strategic value to the Department. It is a long, narrow land parcel with a total area of approximately 113.7 m2.

A proposed sale by direct negotiation is being considered as the best option for the Crown land given its location, and current and future use.

A sale by direct negotiation means that the Department will negotiate exclusively with the adjoining landholder for the sale of the land as opposed to offering the land for sale through a public competitive process.

If sale of the land is approved, the sale will be carried out in accordance with the sale or lease of Crown land by direct negotiation policy IND-O-182 V6.0 and the sale of Crown land policy IND-O-251 V3.0.

How is the value of the land determined?

Crown land must be sold at the current market rate as determined by a Certified Practicing Valuer.

Once a valuation is conducted, it is reviewed by the Department's valuation services team to ensure that the determined price reflects current market value.

When will the Department make a decision?

The Department must follow the steps outlined in the Community Engagement Strategy. A decision will be made after the 28-day consultation period is completed and the Department has reviewed all comments and feedback provided by the community and stakeholders.

There is no guarantee that the proposed sale will progress.

How will the Department consult the community?
