Background

The Department is proposing to sell part Crown land adjoining 54–56 Merrigal Street, Griffith, through direct negotiation with the owner of the adjoining property. The purpose is to facilitate the development of 16 Specialist Disability Accommodation units.

Intended recipient/lessee: Brass Allied Holdings Pty Ltd.

Current use/zoning: The land is currently tenured by the adjoining landowner for access, carport, water drainage, and electricity supply.

Reason for proposal: The adjoining landholder approached the Department with a proposal to purchase part of the Crown land to enable the development of Specialist Disability Accommodation.

Where is the Crown land proposed for sale located?

The Crown land is identified as part Lot 2086 DP 1203492 adjoining freehold land at 54 Merrigal Street, Griffith. The total area of the Crown land proposed for sale is approximately 200 m2 in size. It is a rectangular shaped parcel located in the middle of the adjoining freehold land.

What is the Crown land currently used for?

The land proposed for sale is lawfully used and occupied by the adjoining landowner under a tenure agreement and is not currently used for any public purpose.

How will the land be sold?

A proposed sale by direct negotiation with the adjoining landholder is considered the best and most appropriate option, given the nature, size and location of the land.

A sale by direct negotiation means the Department will negotiate exclusively with the adjoining landholder for the sale of the parcel, as opposed to offering the land for sale through a competitive public process.

How is the value of the land determined?

Crown land must be sold at the current market rate as determined by a Certified Practicing Valuer.

Once a valuation is conducted, it is reviewed by the Department’s valuation services team to ensure the determined price reflects current market value.

When will the Department make a decision?

The Department must follow the steps outlined in the Community Engagement Strategy. A decision will be made after the 42-day consultation period is completed and all comments and feedback provided by the community and stakeholders have been reviewed by the Department.

There is no guarantee that the proposed sale will progress.

How will the Department consult the community?

The notification period for this proposed dealing is 42 days, commencing from Friday 19 December 2025 and closing at time 5:00 pm Friday 30 January 2026.
